What does a real estate investment advisor actually do?

We build and test an investment thesis — market fundamentals, cash flow modeling, risk exposure — before recommending any strategy or property, and stay engaged through the life of the investment.

Is New Trade a broker or a fiduciary advisor?

We are an advisory, not a brokerage. We do not represent a buyer or seller in a transaction; we advise our clients on strategy and underwriting independent of any deal side.

What markets do you cover?

New Trade currently advises across nine U.S. markets, concentrated in the Southwest and Sun Belt, with select institutional engagements nationwide.

Working Together

What's the process after I book a consultation?

A discovery call, followed by a strategy or deal review, a documented recommendation, and — if it's a fit — an ongoing advisory relationship.

Is the first call free?

Yes. The discovery call carries no cost or obligation.

How long does a typical engagement last?

A single deal review can conclude in days; strategy and institutional advisory relationships are typically ongoing, reviewed quarterly.

How does New Trade charge for advisory services?

Fee structure depends on the engagement — flat fee, retainer, or fund-level arrangement — and is confirmed in writing before work begins.

Is there a minimum investment size?

There is no fixed minimum for individual strategy work; institutional advisory typically begins at larger allocation sizes. We'll tell you plainly on the first call whether we're a fit.

Do you take a commission on deals?

No. We do not earn commission on the properties or funds we advise on, which keeps our recommendations independent of any transaction outcome.

Investment Opportunities

How do I get access to off-market opportunities?

Access follows a short qualification process rather than an open marketplace — reach out and we'll walk you through it.

Does New Trade guarantee investment returns?

No. Real estate investing carries risk, including possible loss of principal, and New Trade does not guarantee returns on any recommendation.

What happens if a deal doesn't underwrite well?

We say so directly and decline to recommend it — even if a client has already expressed interest in the property.
